What are the absolute best parts of Mogadishu (Xamar) ?

Firstly, I hope all is well with you all.

1) I am very keen on starting a few enterprises in Somalia (specifically in the capital: Mogadishu), and I would really like to know what are the most desirable neighbourhoods in Mogadishu. Historically and in modern times, what are the best parts? For example if Manhattan is the best part of NY or Mayfair is the best part of London, what would be considered the best part(s) of Mogadishu.

2) Additionally how much do large villas, houses, 4/5 storey towers go for in these desirable areas? (just to get a sense of the economic value of the said areas)

No clue. The last time I was in Xamar I was a little kid and it was long long time ago. Bakaaraha looks good from videos and pictures. Then again it is probably Shabaab's base in Mogadishu.

Hawlwadaag is a upper classed mixed area....from what fam tell me.
